Consulting Firms-When and How To Hire

I’ve got a consultant on retainer but he only comes in so often and if I need more than what we’ve agreed to it always costs more than I can budget. How often I have heard this statement. It goes back to the question we should have asked in the first place- ” What services does my company need and can an individual consultant fill those needs or is there an organization out there that can multi-task ?”

Many companies have to make their managerial staff and/or administrative people take on multiple roles in order to be able to cover everything required of them. Especially in the industries where they have to comply with regulatory issues. Economically it may not be feasible for them to hire a consultant that works on a retainer system or that is actually a Subject Matter Expert limited to a specific area of expertise. They are also dealing with issues of finding the right “fit” with a firm that can offer multiple services under one entity.

In actuality there are many more options out there than most are aware of but to find them and determine whether they fit your specific needs or not requires doing several things. First you must determine as exactly as possible what your needs are. Than come up with a series of questions for prospective service providers that depending on their answers will; satisfy you as to their actual expertise, if they have the ability to handle whatever workload they might agree to, establish at least a rudimentary feeling for reliability and will their philosophy and work ethic mesh with yours.

If (and after) you determine that you can progress further with acquiring a service provider you should ask for fairly detailed drafts and/or explanations of what the end results will be when the consultant and/or service provider has completed the tasks you will hire them to perform. Once satisfied with all of these things you than need to look at the economics of hiring an outside contractor.

The reason I have placed the money issues last is two-fold, if you have not accomplished the above described screening process and reached a satisfactory agreement than you are going to more than likely going to spend money and be unsatisfied with the results. If you have completed the screening procedure and you and the provider are comfortable with the working relationship the money spent, even if you think it a bit too much will be worth it because you almost always be satisfied with the results, and if something is not satisfactory you can feel more comfortable with the fact that it will be fixed with the minimum of time, expense and turmoil.

The downside (if there is one) to this process is the time and effort you will be investing up front in order to locate and pre-qualify a service provider. However I feel that that investment is one of the wisest you can make and still accomplish your goals.

Home Inspection: The Inspection System

THE BIG PICTURE

The first step in inspecting a home is to examine the big picture for the home. Notice the area the home is located in. Are there other homes of similar age and construction details relative to the home you are inspecting? A comparison will give you a general idea of the upkeep of the home. Have there been significant modifications to the exterior of the building and if so, how is the workmanship?

EXTERIOR

Start at the exterior front of the house and work your way around the house (clockwise or counter-clockwise) at a distance which allows you to view a complete face comfortably. On each face (front, sides, rear) start your visual inspection at the top of the structure and work your way down to the ground and lot area. As an example, you would start at the front and note the roof and chimneys, the gutters, fascia and soffits. Then, moving down the exterior wall coverings (brick, wood, aluminum), noting windows, doors, etc. Examine any porches or decks down to the foundation, then the grade or slope of the lot area, followed by any coverings, such as flower beds, walkways, interlocking brick, driveways, etc. Move closer to the house, to examine more closely any details which may have attracted your attention, without skipping any items. Having completed the front, move to the side of the house and start the same procedure (roof to ground).

INTERIOR

On the interior, begin your inspection in the basement and then follow the system throughout each floor in the house. The system for inspecting the interior is to begin with the floor, go to the walls and then the ceiling, and then consider any appliances or other items in the room. Move from room to room, always in the same direction (clockwise or counter-clockwise) so as to not miss any areas. If you see a door, open it!

In the utility room in the basement, first notice the floor, the walls (possibly the foundation walls are visible here), then the ceiling (floor joists may be visible), then go to the furnace, hot water heater, electrical panel, plumbing system, etc. When inspecting the floors, walls and ceilings, scan the entire area that is visible, not just one section.

In a finished room you would notice the floors, walls (including windows) and ceiling. Next look for the heat sources, electrical outlets and switches, fireplaces, closets etc. In bathroom or kitchen, notice the floor, walls and ceiling, then the plumbing fixtures.

CONDITION

While performing the inspection, whether at the exterior, the interior or one of the mechanical systems, note the system first, then its relative condition. For example, if you were inspecting a wall on the interior of the home you would first note that the wall is plaster, and then examine the wall for cracks and irregularities.

PROBLEMS

The following are some typical problems or occurances to look for in the major components and systems of the home.

ROOF

Is the ridge (peak) showing a sag, or is it straight and level?

Is the roof sagging between the rafters or trusses?

Are there any signs of deterioration of asphalt shingles, such as curling, wasping, broken edges, rounded corners or key holes (slits) becoming wider that normal?

Any loose flashings, at the chimney, roof-to-wall connection or elsewhere?
Does the wooden roof deck appear rotted or delaminated under the last row of shingles?

Are there any roof vents visible?

CHIMNEYS
Is the masonry cap cracked or broken?
Are any bricks flaking or missing? Mortar missing?
Is the chimney leaning?

SOFFITS AND FASCIA
Note whether the soffits and fascia are wood, aluminum or plastic
Any loose or missing sections?
If wood, are there any paint problems? Any visible rot?

GUTTERS AND DOWNSPOUTS
Ensure gutters slope down toward downspouts
Any rust or peeling paint?
Apparent leaks or loose/sagging sections?
Are the downspouts extended away from the foundations?

WALL COVERINGS
Look for missing mortar
Are the bricks flaking or cracking?
Look for loose, missing or rotted siding, deteriorated paint.
Does the siding appear new? Does it hide the foundation wall?
Exterior walls bowed, bulged or leaning?

WINDOWS AND DOORS
Look for problems with paint or caulking, and rotted wood components.
Are the windows new or older? Are they the original windows? How old are they?

PORCHES AND DECKS
Cracking or flaking masonry?
Check for paint problems, rotted wood, and wood-earth contact.
Note any settlement or separation from the house.
Inspect the underside, if accessible.

FOUNDATIONS
Check for cracks, flaking or damaged masonry.
Note any water markings and effluorescence (whitish, chalky substance)
Any bowing, buldging or other irregularities?
Soft mortar?

LOT AREA
Does the grade slope away from the house?
Any settled/low areas next to the foundation, or cracked walks/driveway?
Is the property lower than the street or neighboring properties?

BASEMENT
Note any evidence of water penetration (stains, mildew/odors, effluorescence, loose tiles etc.)

FLOORS
Check for deteriorated coverings or cracked ceramics.
Any water staining or other damage?
Sloping or sagging?

WALLS
Randomly sample to check that the windows and doors work.
Are the walls straight vertically and horizontally?
Look for cracked or loose plaster.
Look for stains, physical damage or previous repair evidence.
Any drywall seams or nails showing?

CEILINGS
Check for cracks in the plaster or loose, sagging plaster.
Look for stains, mechanical damage or evidence of previous repair.
Seams or nails showing?

BATHROOMS AND KITCHENS
Check that all fixtures are secure.
Are there any cracks in the fixtures?
Note the conditon of the tiles and caulking in the tub/shower area.
Are the faucets working? Do they leak? Sufficient water pressure?
Look for staining and rot under the counter-tops
Randomly sample the operation of the cabinet doors and drawers.

ELECTRO-MECHANICAL CONSIDERATIONS
Type, style and age of heating & cooling systems. When were they last inspected or serviced?
Type of water supply piping and drains - any visible rust and corrosion?

Size and age of electical service - are the outlets grounded?
Visible wiring in good condtion?
Have there been any upgrades?

Getting Married Before You Are Settled

Young people often live off of their emotions alone. The reason many high school sweethearts get married right out of high school is because they are thinking with their hearts and not their heads. While nothing is impossible, it can be extremely difficult to get married before you are settled, both financially and socially. If you marry too young, you may find yourself living in a poor financial state and you may not be mature enough to handle such a commitment.

When your parents tell you that marriage is a difficult thing, you should listen. When you move out and get married, you should be in the career that you desire. It makes it much easier if you already have a job and are finished with your schooling before you get married. When you have two students who are married it can be difficult to make ends meet.

If you are not emotionally and socially settled before getting married, you could find yourself restless in your relationship. You may seek out other friends and want to party all night, without your spouse. You need to have all of this type of behavior out of your system and be settled before getting married.

Things to Keep in Mind When Buying Property in Florida

Moving to the “Sunshine State” is a dream for many retirees, families and singles. With tropical weather in most parts of this giant peninsula, and miles of beaches, it’s easy to daydream about a home with orange and palm trees, Spanish moss, and friendly neighbors. As the fourth most populous state, the dream is a reality for more than 16 million residents. If you’re wondering how to pick out your dream property in Florida, then keep some of these tips in mind.

1. Florida is eclectic. It’s true that some Floridians are living the lifestyle stereotype, but most residents will tell you that every community is completely different. Be sure to research the different areas of Florida to make sure you are selecting a development or town that has the atmosphere you are looking for. Life in Miami is completely different than life in Pensacola, which is more like a southern town. Gulf Coast towns and cities are known for being more relaxed, while the East Coast of Florida is a little more fast-paced. Central Florida will vary greatly on whether one chooses South-Central or smack-dab Central, and of course, inland properties are going to be more affordable than their coastline cousins.

2. Choose river and lake properties over pure beach ones. To keep from spending phenomenal amounts on insurance and property, try to live a little further inland. It’s always easier to rent a beach house for a week or two, than to pour money into a beach property year-round. Buying Florida properties five miles or more inland will save you thousands.

3. Basements and extra space are rare. Wet weather and sandy soil make it almost impossible to build homes with below-ground footage. Many Florida real estate agents will suggest that their clients, who are relocating from out-of-state, trim down their belongings before arriving. Winter necessities are unnecessary for most of Florida. This is usually the first kind of belonging an agent will tell you to scale down.

4. Homeowner associations. The stereotype of the hyperactive condo board or homeowner association is a reality for many planned and gated communities, and condo complexes in Florida. If it is possible to talk to a few of the residents before purchasing a property in one of these structured developments, then do so. Try to get a feel for how the governing board conducts itself. Always read all the fine print on the homeowner association agreement, so you know what your responsibilities might be. Remember, homeowner associations are your friends not your enemies. They exist to protect your property value by enforcing the rules. Should you find the rules to be too strict for your comfort, there are always non-deed-restricted communities in which to live in Florida.

5. Get familiar with some common terminology. Most properties in Florida are built out of CBS, or concrete block and stucco that protect homes from humidity, wind and pests. Also, be sure to ask your real estate agent about Florida’s Homestead Property Tax Exemptions. Many residents qualify for serious deductions on their property tax, but they have to make sure they are proactive to get them. Look for properties with school districts that have the grade rating of ‘A’ or ‘B’. Schools in Florida are graded just like the students.

6. Check the air conditioning system. In order to counteract mold and humidity, Floridians have to make sure that their A/C system is powerful and durable. Many residents purchase service contracts with A/C specialists. Also, make sure you understand the system’s warranties, and consider getting additional environmental inspections for air quality in your potential new property.

7. Florida homes are not filled with pests. We don’t like bugs as much as you don’t. If you keep a reasonably clean house and a regular pest control routine, you will not have a problem with pesty bugs.
Florida has a town, a coastline, and numerous attractions for people of every age, occupation and background. Consider the characteristics of each area of Florida, and then try to narrow things down to a few areas. Understanding the Different Methods of Online Promotion

Did you realize there are only three types of online promotion?… This statement may seem odd and even untrue in your mind, but I am speaking in more general terms than you might be thinking.

Let me explain.

The three types of promotion are Junk, Active and Passive promotions.

JUNK PROMOTIONS ARE MONEY PITS

Junk promotions are those that seem to produce results, but by their very nature are really only illusionary promotions.

For example, let me begin with FFA (Free For All) pages. You might find yourself subscribing to a submission program that tricks you into believing you are submitting your links to tens of thousands search engines.

According to the Open Directory website, they have only approved 1705 search engines and directories for inclusion in their database (http://dmoz.org/Computers/Internet/Searching/).

I like using the DMOZ directory as an example because submitted links are tested by human beings with integrity, for the honesty used in site description. Search Engine Watch and other search watchers tend to show fewer than these 1705 engines, primarily because a lot of the engines provide very little value.

Yes, you can submit your URL to a FFA page, but FFA’s usually only permit 100 or 1000 links on their page at any one time. So, if ten thousand people are submitting a link to an FFA page on a daily basis, then the average life of your link is between seven minutes and 144 minutes. I suspect the actual number of submitters is much higher and the results are much worse. Given that few people surf FFA pages, the chances of your submission being of any real value is practically nill!

Most of the people telling you that you can submit your site to tens of thousands of search engines are truly only submitting your site to FFA pages! Beware of the false promises.

Another junk promotion method is Safe Lists. A safe list is a mailing group that is signed up to be received by people who want to submit their own ads. Now, most safe lists have thousands of subscribers who are able to submit their ads daily or weekly. The person signed up to receive the list will receive anywhere from twenty to 140+ messages a day from the list. These messages will be received by people only interested in promoting their own thing who do not have the right motivation to open, let alone read Your Advertising. As a result, thousands of messages go out daily or weekly that will never be seen by anyone but the sender of the ad. Where is the value in that? There is none.

ACTIVE PROMOTIONS

Active promotions are the type that require you to go out on a daily basis or a weekly basis and put out your advertisements. With active promotions, you will either place your advertising or you will not sell your products or services. Your choice is simple — work or starve.

Examples of active promotions include Pay Per Click Search Engines (PPCSE’s), Direct Email, Ezine Advertising, Solo Ezine Ads, Newsletter Publishing, Ezine Ad Swaps, Classified Ads, Auctions, Site Sponsorship and Banner Ads.

Some people are able to utilize these methods very productively, while others are destined to drop their money into the bottomless pit of failed Internet promotions.

PASSIVE PROMOTIONS

Passive promotions are those promotions that can continue to provide results for you long after you have invested the work to make them available to the Internet community.

Examples of passive promotions include: Link Exchanges, Articles, Ebooks, Content Exchanges and Writing Testimonials for others.

Let’s look at articles as a solid example of my point.

You are reading an article that I have written to promote my own business. This article is timeless and therefore could have been written five years ago and still have been as valuable as it is today.

Due to the fact that the article is timeless, it can and will be placed in newsletters/ezines and their accompanying online archives, on websites and in ebooks for many more years to come.

As a result, this article will continue to serve me well beyond the time in which I wrote it and submitted it to publishers and webmasters for public consumption and publication.

This is the best example I can give you of an excellent passive promotional method.

AVOID THE MONEY PITS

Many try and even fewer succeed to conquer the Internet and to produce their dreams of online wealth.

My hope is that you will be one of the people who conquer the challenges before you and to make a nice living while working online. It will take drive, determination, study plus trial and error, but you can make it work for you.

Please continue to educate yourself so that you can avoid the money pits - instead, strive to find the money barrels. It can be done. I am living proof.
